In real estate sales the only way an agent earns a commission is to have something to sell and then - actually sell it! To have ‘something to sell’ they must spend around 70% of their day searching for a property owner ready to make a selling decision. After all, there is a lot of agents out there so they door knock, cold call (usually annoying you in the evenings), letterbox drop, call open home visitors, advertise on all sorts of things (bus seats, newspapers etc.). They spend a huge amount of time to firstly find someone willing to sell, then convince them to choose them – the competition is fierce because in reality, there is little difference – essentially we all do the same job.
Due to our ‘fair’ selling fee structure we have people call us and ask us to come and see them to discuss the sale process! Hence, we save 70% of our time which means all we do during our day is talk to buyers and sellers. Yes, we do sell more because we have more time to ‘sell’.
Years ago Real Estate Agents took a Polaroid photo, had it developed and hung it in the office window and put an advert in the local paper.. Agents would drive buyers around for days in search of ‘the perfect home’ because it was the only way to view them. Today, we use digital (professional) photos and the window to the world is the internet. Buyers now have instant information from their lounge rooms or offices without even talking to the agent – why should the commission be as much as it was in the polaroid days?
